# Popcorn Ceiling Asbestos Removal Cost: Testing to Finish

HomeGuide says asbestos removal from a ceiling costs $4 to $20 per square foot. Scraping a popcorn ceiling with no asbestos costs $1 to $2 per square foot, so the lab test decides your price. HomeGuide puts testing at $250 to $850. These are national figures, not St. Louis quotes. AES quotes each job.

HomeGuide says asbestos removal from a ceiling costs $4 to $20 per square foot. Scraping a popcorn ceiling with no asbestos costs $1 to $2 per square foot. That gap is why the first dollar you spend should go to a lab test, not a quote. HomeGuide puts testing at $250 to $850. These are national figures. Your St. Louis price follows the test.

## How much does asbestos popcorn ceiling removal cost?

Plan on $4 to $20 per square foot, with the high end for crumbly material. HomeGuide says removal from a ceiling costs $4 to $20 per square foot and that costs fall at the high end for friable asbestos. Banner Environmental lists $5 to $20 or more. Environmental Education Associates, a New York training company, says most homeowners pay $1,200 to $3,300 for one area such as pipe insulation or a popcorn ceiling.

Read all three as rough national ranges. None is a St. Louis quote.

Source

Asbestos removal from a popcorn ceiling

Condition the source states

HomeGuide

$4 to $20 per sq. ft.

Ceilings with asbestos; high end for friable material

Banner Environmental

$5 to $20 or more per sq. ft.

Planning figures for New England and similar U.S. markets

Environmental Education Associates

$1,200 to $3,300 for a single area

National average around $2,200; pipe insulation or popcorn ceiling

Missouri DNR lists acoustical ceiling spray as an example of friable material. That means material that can be crumbled by hand when dry. A spray-on popcorn ceiling may sit near the top of the range. A lab result tells you.

## What would my room cost?

Multiply your ceiling area by the range, then check the minimum. The table is plain arithmetic on HomeGuide’s $4 to $20. It is not a quote.

Ceiling area

At $4 per sq. ft.

At $20 per sq. ft.

144 sq. ft. (12 by 12 bedroom)

$576

$2,880

300 sq. ft. (two bedrooms)

$1,200

$6,000

1,000 sq. ft. (a floor of a house)

$4,000

$20,000

Banner says small residential asbestos jobs often start around $1,500 to $3,500 because of minimum setup costs. So a single bedroom may price at the minimum, not at the per-foot math. The finish work comes after. HomeGuide says retexturing and painting cost $1 to $2 per square foot each.

## How much cheaper is a ceiling with no asbestos?

A lot cheaper. HomeGuide says scraping popcorn texture costs $1 to $2 per square foot. A full job with retexturing and painting costs $2 to $6 per square foot, or $2,000 to $9,000 on average. HomeGuide also says removing popcorn texture that contains asbestos will cost more.

The same ceiling can sit at the cheap end or the expensive end depending on one lab result. That is why you test first.

## How do I know if my popcorn ceiling has asbestos?

You cannot tell by looking. EPA lists textured paint and patching compounds used on walls and ceilings among products that may contain asbestos. HomeGuide says some popcorn ceilings installed before 1986 contain asbestos. Our [popcorn ceiling page](https://www.aes-stl.com/asbestos-popcorn-ceiling-removal) explains the federal patching compound ban dates.

Missouri DNR says samples of suspect materials should be collected and submitted for laboratory analysis. HomeGuide puts professional asbestos testing at $250 to $850. A bad sample, taken the wrong way, can release fibers, so use a certified inspector. Read what a [PLM test](https://www.aes-stl.com/blog/what-is-plm-asbestos-testing) is, why a [test kit differs from a professional survey](https://www.aes-stl.com/blog/asbestos-test-kit-vs-professional-survey), and [what asbestos testing costs](https://www.aes-stl.com/blog/how-much-does-asbestos-testing-cost). Our [asbestos testing](https://www.aes-stl.com/asbestos-testing) page and the [asbestos survey](https://www.aes-stl.com/glossary/asbestos-survey) entry cover the rest.

A positive result does not always mean a big bill. EPA says fibers may be released when material is disturbed. A ceiling that is intact and left alone is a different problem from a ceiling you plan to scrape, drill or pull down.

## What changes the price for a St. Louis house?

Seven things, in the order they usually matter:

1. **Area.** Every square foot is billed, and small rooms hit the minimum.
2. **Ceiling height.** High ceilings need more setup.
3. **Access.** Furniture, stairs and finished rooms add labor.
4. **Containment.** The crew seals the room and uses [negative air machines](https://www.aes-stl.com/glossary/negative-air-machine). Our [containment](https://www.aes-stl.com/glossary/containment) entry explains why.
5. **Disposal.** Asbestos waste has special handling rules.
6. **Notice and permits.** The job may need a state notice and a City or County permit.
7. **Finish work.** Retexturing, skim coat and paint come after, and some are separate trades.

Here is the Missouri side. DNR regulates demolition and renovation of residential structures, with one exception: a single residential structure that contains four or fewer dwelling units. A structure ever used for another purpose is not exempt, and projects that involve two or more residential structures are not exempt. For regulated jobs, DNR says that when an inspection finds 160 square feet, 260 linear feet or 35 cubic feet or more of regulated material will be impacted, a Missouri registered asbestos abatement contractor must remove all of it. A 13 by 13 foot room has 169 square feet of ceiling.

DNR also requires notification at least 10 working days before a regulated project starts. The City of St. Louis has a lower trigger. The City says abatement projects over 10 square feet, 16 linear feet or 3 cubic feet of asbestos-containing material fall under Ordinance 71332. Read the [10 working day notice](https://www.aes-stl.com/blog/missouri-asbestos-notification-10-working-days) and the [City of St. Louis permit post](https://www.aes-stl.com/blog/st-louis-city-asbestos-abatement-permit). Our [Missouri asbestos rules guide](https://www.aes-stl.com/guides/missouri-demolition-and-renovation-asbestos-rules) lists every exception. Do not assume your house is exempt.

## Can I seal the ceiling instead of removing it?

Sometimes. [Encapsulation](https://www.aes-stl.com/glossary/encapsulation) means sealing the material so fibers stay in place. HomeGuide lists encapsulating a ceiling at $2 to $6 per square foot. It is a different job at a different price, and the asbestos stays. Our [asbestos encapsulation](https://www.aes-stl.com/asbestos-encapsulation) page and the [encapsulation vs removal](https://www.aes-stl.com/compare/asbestos-encapsulation-vs-removal) comparison explain which cases fit.

## How do I get a fair quote?

Bring the test result. Without it, bidders either guess high or ask for a test first. HomeGuide suggests asking whether the contractor will test for asbestos before starting.

- Give each bidder the same room size, ceiling height and photos.
- Ask what the quote includes: containment, disposal, notice fees, clearance testing.
- Ask whether retexture or paint is included, and who does it.
- Ask how long the room will be out of use.
- Get the scope in writing.

Banner adds a caution: do not scrape, sand, grind, break or remove suspect material on your own.

## Frequently asked questions

### How much does asbestos popcorn ceiling removal cost?

HomeGuide says asbestos removal from a ceiling costs $4 to $20 per square foot, with the high end for friable material. Banner Environmental, writing for New England and similar markets, plans $5 to $20 or more per square foot. Small jobs often hit a minimum of $1,500 to $3,500 or more. None is a St. Louis quote.

### How much cheaper is a ceiling that tests negative?

Much cheaper. HomeGuide says scraping popcorn texture costs $1 to $2 per square foot, and retexturing and painting cost $1 to $2 per square foot each. A full job with refinishing runs $2 to $6 per square foot. A lab test tells you which price list applies, so test before you ask for quotes.

### How much does it cost to test a popcorn ceiling for asbestos?

HomeGuide says asbestos testing costs $250 to $850. That is a national range, not a St. Louis quote, and it varies with the number of samples and turnaround time. Missouri DNR says samples of suspect material should go to a laboratory. Use a certified inspector, because taking the sample can disturb the ceiling.

### Can I scrape the ceiling myself to avoid the cost?

Not before testing. EPA lists textured paint and patching compounds used on walls and ceilings among asbestos-containing products, and says fibers can be released when material is disturbed. Banner Environmental says not to scrape, sand, grind or remove suspect material on your own. If the lab result is positive, ask a licensed contractor to quote.

### Do I have to remove a popcorn ceiling that has asbestos?

Not always. Intact material can sometimes be left alone or sealed. HomeGuide lists encapsulating a ceiling at $2 to $6 per square foot. Missouri DNR rules cover regulated structures and set a threshold of 160 square feet, with exceptions. Your inspector and the rules for your building decide.

### Does AES remove asbestos popcorn ceilings?

AES removes and encapsulates asbestos in St. Louis homes and businesses and quotes each job. Call (314) 865-2662 or use the contact page. Tell us the ceiling size, the age of the building, any damage or leaks, and whether you already have a lab result.
