## A newer market

Only 14.4% of city homes date before 1970, so floors and moisture lead this page, not old-home asbestos.

## Levee-protected Valley

More than 4,500 acres of Chesterfield Valley sit behind the Monarch-Chesterfield levee.

## Real flood history

The Valley flooded on July 30, 1993, when the levee failed. Ask the city for the current levee protection level.

## Floodplain permit

Work in a special flood hazard area needs a Floodplain Development Permit before it begins.

## Is Chesterfield, Missouri, an old-home asbestos market?

No, and this page does not pretend it is. Only 14.4% of Chesterfield homes were built before 1970, and 46.3% before 1980. The largest age group is the 1970s, with 6,895 of 21,603 housing units. That makes commercial floors and moisture control the main fit for this page. It does not make any single home safe to disturb: nearly half were built before 1980.

Asbestos still matters in any building with older materials, whether a home before a remodel or a commercial building before a tenant buildout or demolition. Test suspect materials before you disturb them. Our [asbestos survey](https://www.aes-stl.com/asbestos-survey) service covers that step before demolition or renovation.

A name note. Chesterfield also exists in Virginia, New Jersey and the United Kingdom. This page covers Chesterfield in St. Louis County, Missouri.

## What is the Chesterfield Valley, and why does it matter for floors?

The Valley is a large community inside the city limits, and a levee protects it. The city says more than 4,500 acres of levee-protected area lie in the Chesterfield Valley, protected from Missouri River high water by the Monarch-Chesterfield levee. A levee protects land. It does not describe any one slab.

City resolution

Past flooding is a fair question to ask about any building’s history

We do not publish moisture readings for the Valley. Nobody has given us a source that does. Treat moisture as a slab-by-slab test. A past flood or a levee rating tells you about the river, not about vapor coming up through a floor. A moisture test on your own slab answers that, and it should come before any coating or polish is priced.

## Do I need a floodplain permit for floor work in Chesterfield?

Check before you assume. The city says a Floodplain Development Permit is required before construction or development begins within any special flood hazard area or supplemental protection area. Coating a floor inside an existing building may not count as development, and we did not confirm that either way.

So ask the city’s floodplain staff about your parcel, in writing if you can. It costs a phone call and can save a stalled job. Occupancy is a second check: a tenant move-in needs an inspection by the City of Chesterfield and St. Louis County.

## How do I protect a commercial floor from moisture in Chesterfield?

Test the slab first, then pick the system. Moisture can rise through concrete and lift coatings, stain flooring and feed mold. A liquid barrier goes down before the finish. AES describes its moisture barrier as a liquid applied before flooring “to prevent moisture from penetrating the flooring,” which can head off mold growth later.

Read the [moisture barriers](https://www.aes-stl.com/moisture-barriers) page and the [moisture barrier](https://www.aes-stl.com/glossary/moisture-barrier) glossary entry. If a space has already taken on water, see [fire and water restoration](https://www.aes-stl.com/fire-and-water-restoration) and [mold inspection](https://www.aes-stl.com/mold-inspection). For a first read on mold size, see our post on [mold over 10 square feet](https://www.aes-stl.com/blog/mold-over-10-square-feet).

Slab prep is the other half. [Concrete grinding](https://www.aes-stl.com/glossary/concrete-grinding) opens the surface so a coating bonds. Our [concrete floor prep guide](https://www.aes-stl.com/guides/concrete-floor-prep) explains the order of work.

## Which floor system fits a Chesterfield warehouse, showroom or office?

Pick by traffic and look. AES says its epoxy coating “can be applied over new or old concrete floors” and is great for commercial and industrial buildings, including factories, warehouses and manufacturing plants. Polished concrete suits showrooms and offices where you want a clean, hard look.

- **Warehouse or shop:** [epoxy floor coatings](https://www.aes-stl.com/epoxy-floor-coatings). See the [epoxy floor coating](https://www.aes-stl.com/glossary/epoxy-floor-coating) entry.
- **Showroom or office:** [concrete polishing](https://www.aes-stl.com/concrete-polishing) and [commercial concrete polishing](https://www.aes-stl.com/commercial-concrete-polishing). See [polished concrete](https://www.aes-stl.com/glossary/polished-concrete).
- **Not sure:** read [polished concrete vs epoxy](https://www.aes-stl.com/compare/polished-concrete-vs-epoxy).

AES quotes each floor after it sees the slab, because cracks, old adhesive and moisture change the plan.

## What about demolition in Chesterfield, Missouri?

We could not confirm a separate City of Chesterfield demolition permit rule, so call the city before you hire a crew. The County rule is clear. Every municipality relies on the St. Louis County Department of Public Health Air Pollution Control Program to ensure that asbestos and other hazards are addressed before a demolition permit issues.

Each structure must be inspected for asbestos-containing material by a Missouri licensed asbestos inspector, and County inspectors visit demolitions to keep dust on the property. Missouri DNR sets a state notice as well. Our [Missouri demolition and renovation asbestos rules](https://www.aes-stl.com/guides/missouri-demolition-and-renovation-asbestos-rules) guide covers that sequence. For the work itself, see [demolition](https://www.aes-stl.com/demolition) and [interior demolition](https://www.aes-stl.com/interior-demolition).

## How far is AES from Chesterfield?

About 21.7 miles, roughly 31 minutes without traffic, from our office at 3100 Gravois Ave in St. Louis to the Chesterfield city hall. That is an OSRM free-flow estimate, so allow more at rush hour. AES takes projects within 300 miles of St. Louis.

## Frequently asked questions

### Is Chesterfield, Missouri, full of old homes with asbestos?

No. The 2024 American Community Survey puts 14.4% of city homes before 1970 and 46.3% before 1980. The largest group is the 1970s, at 6,895 of 21,603 units. Fewer homes are old here, but 46.3% still predate 1980. Any building, home or commercial, can hold asbestos in older materials, so test suspect materials before you disturb them.

### Does the Chesterfield Valley flood?

It did on July 30, 1993, when the Monarch-Chesterfield Levee failed, according to a city council resolution. More than 4,500 acres of the Valley sit behind the levee today. Ask the City of Chesterfield for the current protection level.

### Do I need a floodplain permit in Chesterfield, Missouri?

The city says a Floodplain Development Permit is required before construction or development begins within any special flood hazard area or supplemental protection area. Check your parcel with the city's floodplain staff first. Fees and steps can change, so use the city's page as the final word.

### Should I test for moisture before I coat a commercial floor?

Yes. A slab that looks dry can still pass water vapor, and a coating over it can fail. Test the concrete, then choose a coating or a liquid moisture barrier. Moisture is slab-specific, so we do not guess by address. Ask AES to scope the floor after it sees the slab.

### Does AES serve Chesterfield, Missouri?

Yes. AES takes projects within 300 miles of St. Louis. Chesterfield, Missouri is about 21.7 miles from our office at 3100 Gravois Ave, roughly 31 minutes without traffic. This is the Missouri city in St. Louis County, not Chesterfield in Virginia or New Jersey. Call (314) 865-2662 to confirm your address.

### How do I get a quote?

Call (314) 865-2662 or send the quote form at /contact with your Chesterfield, Missouri address, the building type and the floor area. Tell us what sits on the slab today and what you want on it. Photos of cracks, stains or damp spots help.
