How much does epoxy flooring cost in St. Louis?

Angi reports that epoxy flooring in St. Louis costs $2,524 on average, with most homeowners paying $1,537 to $3,510. It puts the rate at $2 to $12 per square foot. Bob Vila and Homewyse report national figures that differ. None of these is an AES price. AES quotes each job; call (314) 865-2662 or use /contact.

Angi’s St. Louis page gives a size split. A one-car garage ranges from $715 to $2,860 per project. A three-car garage ranges from $2,140 to $8,560. Angi says the total depends on square footage, slab condition and local labor rates, which run $45 to $135 per hour in St. Louis.

The sources disagree because they measure different things. Bob Vila gives a broad installed average. Homewyse prices a professional garage job and says its estimate leaves out general contractor overhead and markup, and testing and remediation of hazardous materials.

What actually sets the price of an epoxy floor?

Bob Vila lists garage size, labor, application method, epoxy type, site preparation and geographic location. It also says the price depends on the number of coats needed to protect the floor and the amount of preparation required before applying the epoxy.

Preparation is the part most owners underestimate. St. Louis Epoxy Systems, a local installer, says skipping proper surface preparation is the most common reason epoxy floors fail early. Epoxy only holds if it bonds to clean, sound concrete. A slab with oil stains, old paint, cracks, a failed sealer or glue from old tile needs grinding or repair first. Our concrete floor prep guide explains when concrete grinding is needed and how to spot a slab that is too wet.

Moisture matters on basement and slab-on-grade floors. Water vapor that comes through the slab can damage a coating. A moisture barrier goes under or inside the system in those cases. Our post on vapor barriers under concrete floors explains when you need one. AES also lists moisture barriers as a service.

Is an epoxy floor worth the price?

It is worth it when the slab is sound and the coating is installed over a properly prepared surface. AES describes its epoxy floor coating as a self-leveling, chemically resistant, hard-wearing surface that can be applied in a variety of thicknesses over new or old concrete. It also says the surface is nonporous, seamless and easy to clean.

AES describes those uses for commercial and industrial buildings such as plants, warehouses, laboratories and food and beverage facilities. A home garage has lighter loads, so the advantages that matter are cleanup, stain resistance and a brighter floor.

Wondering how long the coating will last or when you can drive on it? Read how long epoxy flooring lasts and how long epoxy takes to cure. If your goal is a polished or stained look with no coating, compare options first. Our page on polished concrete vs epoxy sets them side by side, and the entry for epoxy floor coating defines the terms.

What should I check before I hire an epoxy installer?

Use this checklist when you compare St. Louis quotes:

  1. Prep method. Is the floor ground or shot-blasted, or only cleaned and acid etched? Ask what happens to cracks and pits.
  2. Moisture test. Does the installer test the slab before coating?
  3. System. How many coats, what thickness, and which topcoat? Metallic and decorative flakes cost more.
  4. Existing material. Is there tile, glue or old coating on the slab? Adhesive and tile from older buildings can contain asbestos, so test before it is ground or scraped. Our asbestos in older St. Louis homes guide lists where it shows up, and mastic is the term for the black glue.
  5. Cure and downtime. When can you walk on it and park on it?
  6. What the price leaves out. Homewyse excludes testing and remediation of asbestos and lead, so ask whether your quote does.

Written quotes make comparison easy. Two flat numbers hide differences in prep and coating thickness.

What would my garage cost, as a rough check?

Multiply your floor area by each source’s range. This is arithmetic on national numbers, not a bid.

Garage Bob Vila ($3 to $12) Homewyse ($7.78 to $12.71)
240 square feet $720 to $2,880 $1,867 to $3,050
400 square feet $1,200 to $4,800 $3,112 to $5,084
600 square feet $1,800 to $7,200 $4,668 to $7,626

Bob Vila’s own 240-square-foot figure is $720 to $2,900, so the first row matches its table. Use the overlap, about $3,100 to $4,800 for a 400-square-foot garage, as a starting guess and expect extra for repairs, metallic finishes and prep. Angi’s St. Louis one-car range, $715 to $2,860, is the closest match to the 240-square-foot row.

Does the type of epoxy change the cost?

Yes. Bob Vila says solvent-based epoxy sits in the middle at about $40 to $55 per gallon, and solid epoxy is the most expensive option at up to $150 per gallon. Metallic finishes cost about $5 to $12 per square foot, as noted above. A thicker system costs more in material and in labor.

Bob Vila also says DIY garage floor epoxy kits are sold at home improvement stores from $50 to $600. A kit costs less. It also puts the prep work, the mixing and the cure risk on you, and the finished floor may not match a professional system.

When should I wait before coating a floor?

Wait if the slab is wet, if it has failing patches, or if old tile or glue is still on it. Test suspect material for asbestos before it is ground or scraped. Ask about moisture first, because coating over a wet slab invites trouble.

The same logic applies in a basement, where floors can stay damp. Our mold in basement page covers what to do about moisture and mold before any new floor goes down.

Can AES coat my garage floor?

AES installs epoxy floor coatings in St. Louis, St. Charles and Columbia, Missouri, and its site describes work on commercial and industrial concrete. The site does not publish scope for a home garage, and it does not publish prices for epoxy work. Call before you assume it fits.

AES’s own information includes an epoxy brochure you can download from the epoxy floor coatings page. A sister brand, ReCoat Revolution, is also named on the AES site for refinishing and recoating floors.
